Tenancy Checklist

Before you sign a tenancy agreement, you should:

  • Provide relevant ID so that your landlord can carry out a Right to Rent check
  • Check which deposit scheme (DPS, MyDeposits or TDS) your landlord will be using to protect your deposit
  • Receive, read, and understand the following documentation:
    • Tenancy agreement which will include:
      • How much the rent is and when it is due
      • Information on how rent increases will be reviewed
      • How much the deposit is and how it will be protected
      • Information on what the deposit will be used for
      • Names and contact details of the landlord, managing agent and tenants
      • Tenancy start and end dates
      • Who is responsible for utility bills
      • The length of notice required by the landlord and tenant
    • Inventory
    • Prescribed deposit information
    • How to Rent guide
    • Gas safety certificate
      • Carried out within the last 12 months by a registered Gas Safe engineer
    • Electrical safety certificate
      • Carried out within the last 5 years unless stated otherwise on the report
      • Any defects raised must be dealt within 28 days and written confirmation must be provided
    • Energy Performance Certificate (EPC) with a rating of A-E
      • If the EPC has a rating of F or G request evidence that the property is listed on the exemption register
      • Carried out within the last 10 years
  • Check there are working smoking alarms located on every level of the property
  • Check there is a working carbon monoxide alarm located within a room where there is a solid fuel (coal, wood, etc.) appliance
  • Request a receipt for all monies paid
  • Request written confirmation of what your tenancy deposit may be used for if not stated in your tenancy agreement

Once you have signed the tenancy agreement, you should:

  • Check the condition of the property against the inventory and raise any discrepancies with the landlord
    • If you don’t receive an inventory you can provide your own to your landlord and managing agent ensuring that you detail the condition of the property, furniture and furnishings included. You may wish to include pictures
  • Take pictures of meter readings and register for all the utilities (council tax, gas, electricity, and water)
  • Take out content’s insurance for all your belongings
  • Don’t forget to register for a TV license if you plan on using a TV or specific streaming services
